That mix gives the neighborhood two distinct kinds of home, and two distinct kinds of job. On the residential streets there are larger single-family homes with three-car garages and resort-style backyards, run by particular HOAs; the work there is the garage cleanout, the backyard and patio clear-out, and the hot tub nobody uses anymore. In and around The District there are condos and townhomes over the shops, which turn over as professionals and investors move through; the work there is unit turnover — old furniture, mattresses, and appliances out through a shared elevator and loading window.
Both are built on desert slab, so there's no basement — the accumulation sits in the garage, the backyard, or a condo that has to be emptied on a schedule. And both answer to rules about what can appear at the curb: a master-plan HOA on one side, a condo association and loading dock on the other. We handle that end to end: we coordinate the elevator and loading window with building management, carry everything down without a per-flight or elevator surcharge, and split a sectional or a big mattress if it won't fit the service car.
