These are luxury condos and condo-hotels with $600–$2,000-a-month HOA dues and 24/7 staffing, and clearing a unit inside one is an access problem before it is a lifting problem. There is no curb to set anything on; a vendor has to be pre-cleared with a COI, given a reserved freight-elevator and dock window, and routed through the valet or garage. First, the Certificate of Insurance: your building's management office or HOA needs a COI naming them as additional insured — typically at least $1M in general liability — on file before they'll clear any vendor. We carry that insurance and issue the COI to your building, usually the same day. Next, the freight elevator and dock: because there's no curb, management gives us a reserved elevator and loading-dock window, and we schedule the pickup inside it, coordinating with the valet or the garage where the building routes vehicles through a porte-cochère. We handle the front-desk sign-in, security, and any HOA move-out paperwork with you, so the building is expecting us. Then the physical part: service elevators have hard size limits, so we split sectionals, bed frames, and oversized pieces to fit the car, pad the walls if the building requires it, and move everything out through the dock — never through a lobby, never left in a hall. One flat price, and none of the COI, elevator, or high-rise line items some haulers tack on.
A furnished-unit swap produces a lot of furniture that's still in good shape, so we don't just landfill it. Usable sofas, beds, tables, and housewares are routed to Goodwill of Southern Nevada, Deseret Industries, or a Habitat ReStore before anything is disposed of; a refrigerator or wine cooler has its refrigerant recovered under EPA rules; electronics and the large TVs are recycled; and only the genuine remainder goes to Republic's Apex Regional Landfill.
