The second fridge in the garage and the sun-killed patio set are close to unique to markets like this one. So is the window AC unit, which fails here at a rate no temperate city sees.

What is included in every one of those numbers

  • The carry. From an upstairs bedroom, the far bay of a three-car garage, a detached casita, or the far side of a walled back yard. No stair charge. No long-carry charge.
  • Disposal. The gate fee is inside the price, not billed afterwards.
  • Labor. You do not stage anything at the curb, which matters because most valley HOAs will not let you.
  • Same-day when available. No surcharge for it.
  • Gated access. No premium for guard-gated communities like Anthem Country Club, The Ridges or Lake Las Vegas.

What is not included

Household hazardous waste. Paint, solvents, pesticides, motor oil, car batteries, propane cylinders and pool chemistry need a household hazardous waste drop-off. In this market, leftover pool and spa chemicals are the single most common item we have to leave behind, because so many valley yards have or had a spa or an above-ground pool.

Also outside our scope: medical sharps, ammunition and anything biohazardous.

Timing changes availability, not price

Two patterns worth planning around in this valley.

Month end. Leases here overwhelmingly end on the last day of the month, in a market with unusually high turnover. The final three days are the busiest window there is. Book mid-month if your deadline allows.

Summer mornings. Between June and September, garage and yard work is a morning job. There is no price difference, but an 8am slot is a much better experience than a 2pm one for everybody involved.

How to get your own number

List the large items. Everything loose reads as junk-pile volume: $82 small, $129 medium, $208 large. Bagged debris is $132 for ten bags, $196 for fifteen, $259 for twenty. Put the list in and the total comes back fixed, before anyone is dispatched to your address.
