What a garage cleanout costs in Las Vegas

The short answer

Garages are priced by volume because nobody wants to list the contents of a garage.

One cluttered bay is usually $241 to $338. A two-car garage you cannot park in is $431 to $513. A three-car garage in Southern Highlands or Skye Canyon that has been filling up since the house was new is $587 to $732.

Why the garage is the Las Vegas junk room

There are no basements in this valley. Slab-on-grade construction, caliche soil and no frost line means nobody digs, so there is no cellar, no crawl space worth using, and an attic that is little more than truss space above a tile roof.

That leaves the garage as the only storage a valley home has. And because the standard product from every major builder out here for thirty years has been a three-car garage, there is a lot of it. The third bay in particular almost never holds a car. It holds holiday decorations, the exercise equipment from a January that did not stick, a second fridge, the kids' outgrown things, and whatever came out of the last house.

So a garage cleanout here is not a tidy-up. It is the whole house's accumulated storage in one room.

Heat does half the sorting for you

An uninsulated valley garage runs well past 120 degrees on a July afternoon. Nothing soft survives that indefinitely. When you open boxes during a cleanout, expect to find:

• Foam and upholstery that has gone crumbly and set, so the spare couch or mattress out there is disposal, not donation.
• Adhesives and tape on stored boxes that have released, so the boxes collapse when lifted.
• Plastic storage bins that have gone chalky and brittle and crack at the handles.
• Paint and caulk long since useless, which needs a household hazardous waste route rather than our truck.
• Photographs, vinyl and anything wax-based that has warped or fused.

This is genuinely useful. It resolves most of the "should I keep this" arguments before they start. Almost nothing that spent multiple summers in a Las Vegas garage is still worth keeping.

Worked example: a three-car garage in Mountain's Edge

Typical contents once the family has pulled out what they want: a treadmill, a weight bench, a dead mini fridge, a bookshelf, a storage cabinet, a lawn mower, and four boxes of books.

$115 + $69 + $115 + $72 + $74 + $65 + $45 + $45 + $45 + $45 = $690.

Priced by volume the same load is around three quarters of a truck at $587. That is the crossover in action: once a list runs past about eight or ten items, the volume ladder is usually the better read, and you will see both numbers when you build the list.

Common single items and what they cost

If your garage job is short and specific, per-item is simpler:

Loose miscellany prices as junk piles: $82 small, $129 medium, $208 large. Bagged debris runs $132 for ten bags, $196 for fifteen, $259 for twenty.

HOA rules mean you cannot stage it outside

In Summerlin, Green Valley, Anthem, Inspirada, Cadence, Seven Hills and basically every master plan in the valley, you cannot drag the contents of the garage onto the driveway and leave it there while you sort. Open garage doors and driveway piles are exactly the kind of thing these associations write letters about, and several restrict how long a door may stand open at all.

Practical workaround: sort inside the garage bay by bay, keep the pile inside the footprint, and book the truck for the same day you finish. We load straight from the garage. Nothing goes to the curb, nothing sits overnight, nothing triggers a notice.

Book it early in the day, and early in the year

Two timing notes that only really apply here.

Time of day. Between June and September, a garage is unworkable after about 10am. Morning slots are better for the crew and much better for you if you are helping. There is no surcharge either way.

Time of year. October through April is when valley garages actually get cleared, because it is the only stretch where spending three hours in one is tolerable. If you have been putting it off since spring, get it booked before the heat returns rather than after.

What we cannot take

Household hazardous waste needs a separate route. In valley garages that means, reliably: pool chemicals from a backyard spa or above-ground pool, half-full propane cylinders from a grill, old paint, motor oil, pesticides and car batteries. Pull those aside before we arrive and take them to a household hazardous waste drop-off. Everything else in the garage, we can load.
