What you can and cannot leave at the curb in Summerlin and Henderson

The short answer

If you live in Summerlin, Green Valley, Anthem, Seven Hills, Inspirada, Cadence, Southern Highlands, Mountain's Edge, Skye Canyon or any of the other master plans that make up most of this valley's housing, you almost certainly cannot stage junk outside while you sort it.

That is the whole reason our model fits here. We load from inside the house, the garage or the back yard directly onto the truck. Nothing goes to the curb, nothing sits on the driveway, nothing is visible over the block wall. A sofa is $126, a half-truck load is $431, and the carry is included because in these communities the carry is not optional.

What associations here typically restrict

Every association writes its own CC&Rs, so read yours. That said, the same clauses come up across the valley's master plans with striking consistency.

• Curb set-out windows. Bulk items may usually be placed out only within a narrow window around the scheduled collection, often the evening before through the collection day itself. A couch put out on Saturday for a Wednesday pickup is a violation for four days.
• Driveway storage. Piles, bins and furniture on the driveway are commonly prohibited outright, even temporarily. This is the clause that catches people mid-garage-cleanout.
• Open garage doors. Several valley associations limit how long a garage door may stand open, precisely to stop garages being used as visible storage.
• Side yards. Anything stored in a side yard visible from the street or from a neighbor's upper floor.
• Over the wall line. Items in the back yard stacked high enough to be seen above the block wall.
• Contractor hours. Work-hour restrictions, which matter for noisy jobs like breaking down a spa.

Why this hits harder in this valley than most

Two structural reasons.

First, the sheer share of housing inside associations. This metro was built in master-planned waves from the 1990s onward, and the great majority of its single-family stock sits inside a community association with an active architectural and compliance function. In other cities HOA living is a segment. Here it is close to the default.

Second, there are no basements. Slab-on-grade construction across the valley means there is nowhere indoors to hide an in-progress cleanout. In a city with cellars you can move a decade of accumulation down a flight of stairs and take a month over it. Here your only options are the garage, which the HOA would prefer you kept closed, or outside, which the HOA will not allow. Which means valley cleanouts have to happen in a single pass, with the truck arriving the same day the sorting finishes.

How to run a cleanout without a violation letter

The sequence that works in these communities:

• Sort inside the footprint. Keep the pile inside the garage bay or inside the house. Do not let it cross onto the driveway.
• Book the truck for the day you finish sorting, not for some point afterwards.
• Close the garage door between sessions. Especially in the communities that time it.
• Load direct. Our crew carries from where the pile is to the truck. There is no staging step at all.
• Do not use bulk collection for anything you cannot put out on the day. If your item cannot make the window, the window is not your route.

Guard gates and getting the truck in

A large number of valley communities are gated, and several are guard-gated: Anthem Country Club, The Ridges, Lake Las Vegas, Red Rock Country Club and a number of the Summerlin villages. Others use code entry at an unmanned gate.

Before the pickup:

• Add the visit to your visitor list, or call the gatehouse with the company name and the window.
• Give us the gate code at booking if it is an unmanned entrance.
• Note any restriction on commercial vehicle access or hours, which a few communities apply.

None of this changes the price. There is no gated-community surcharge. It only decides whether the truck reaches your door on the first attempt, and a turned-away truck costs you the slot.

Worked example: clearing a Summerlin garage inside the rules

A family clears the third bay: a treadmill, a weight bench, two bikes, a storage cabinet and four boxes of books.

$115 + $69 + $37 + $37 + $74 + $45 + $45 + $45 + $45 = $512.

The alternative version of this job is putting all of it on the driveway on a Saturday, discovering bulk collection will not take exercise equipment, and having it sit there through Monday's compliance drive-by. Priced by volume, that same load is around five eighths of a truck at $513, so it is worth building the list and comparing.

If you have already had a notice

Associations escalate: courtesy notice, then fines, then in some cases charges that attach to the property. If you have received something, the practical move is to get a booked date on the calendar quickly, because most compliance departments will hold escalation when there is a scheduled remedy.

Ask us for confirmation of the completed pickup and send it on. A dated confirmation that the items are gone is generally what closes the file.

Rentals inside master plans

A lot of valley homes inside these communities are rentals, and the association rules apply to the tenant's behaviour while the notices go to the owner. If you are a landlord in Inspirada, Cadence or Green Valley Ranch, build the disposal step into your turnover process rather than leaving a tenant to work out the set-out window on the way out of town. A half-truck turnover load at $431 booked in advance is cheaper than a fine plus a rush job.
