The short answer

Volume pricing, one load at a time.

A single heavily filled room is often one full load at $732. A whole single-story home is typically two to four. You get a price per visit before each one, so the cost never runs away from you mid-job.

How valley housing shapes these jobs

Most hoarding cleanups here are in single-story homes on slab, which changes the work substantially compared with other cities.

• No basement, no stairs. Everything is on one level, so there is no stairwell bottleneck and no carrying down from a third floor. Load-outs are faster than they would be in a walk-up market.
• The garage is usually the worst room. Because it is the only real storage a valley home has, it is where accumulation concentrates. It is also where the heat has done the most damage, so the contents are frequently past saving.
• Narrow interior paths. Tract-home hallways and standard door frames leave little clearance once a house is full, and the crew often has to clear a working corridor before anything heavy can come out.
• Walled back yards. Block walls with one narrow side gate mean the back-yard accumulation often has to come out through the house, which is worth knowing before day one.

Heat makes these jobs urgent

This is the part that is specific to Las Vegas and it matters. A packed home in this climate is a harder environment than a packed home almost anywhere else.

Airflow in a full house is poor by definition, and if the air conditioning has been failing or has been left off to save money, interior temperatures climb fast. Paper and cardboard become a real fire concern at those temperatures. Stored food degrades in days rather than weeks. Foam, adhesives and plastics break down. And working conditions for anybody inside are genuinely unsafe on a summer afternoon.

If cooling in the home is not working, treat the cleanup as time-sensitive and schedule morning visits. That is not a sales line, it is how these jobs are actually run here between June and September.

How a staged cleanup works

Nobody should try to do this in one day. The pattern that works:

• Visit one: create a path. Clear entry, hallways and one room so there is somewhere to stage and sort. Usually a full load at $732.
• Visit two: the garage. Almost always the largest single volume, and clearing it creates working space nothing else can.
• Visit three onward: room by room, at whatever pace the household can manage. Each visit priced on its own.

Spacing visits out matters more than speed. Compressing a hoarding cleanup into a weekend is how families end up in a fight and how genuinely important things get thrown away.

Sorting, and what gets found

Cash, documents, jewellery and medication turn up in these homes constantly, tucked into books, coat pockets and containers. Agree the sorting rule before the first load: what gets checked, who checks it, and who has final say on a disposal call. Write it down if more than one family member is involved.

Our crews do not make that call. If something looks like it matters, it gets set aside for you rather than loaded. Slower, and correct.

Bring in the right help alongside us

We handle volume and disposal. We are not the only service these situations need, and pretending otherwise does nobody a favor.

• Mental health support. Hoarding is a recognized condition and cleanups that happen without the person's buy-in tend to reverse. A therapist experienced with it changes the outcome.
• Biohazard remediation. If there is rodent contamination, mold behind a long-term leak, or human or animal waste, that is specialist remediation work with its own licensing, and it happens before a general load-out.
• Pest control. Worth scheduling for after the volume is out and before anything is replaced.

HOA and code pressure in the master plans

A lot of these calls in this valley come with a deadline attached, because HOAs in Summerlin, Green Valley, Anthem, Seven Hills and the Henderson master plans act on visible exterior accumulation. Items stacked in a side yard, a garage door that cannot close, or anything visible over a block wall will generate notices and escalate.

Two things help. First, we load directly from inside to the truck, so nothing is ever staged in the driveway where it makes the situation worse. Second, a booked schedule of visits is usually enough to show an association that the matter is being handled, which buys time. Ask us for confirmation of each completed load if you need something to send them.

What we cannot take

Household hazardous waste needs a separate route: paint, solvents, pesticides, pool chemicals, propane cylinders, motor oil, car batteries and old fuel. These homes typically contain a lot of it. Also excluded are medical sharps, ammunition and anything biohazardous, which need their own proper handling.

Everything else, we can move. There is no judgement in it and no commentary from the crew. It is a job.
