Moving-out cleanout in Las Vegas: what it costs and when to book

The short answer

Price the leftovers, not the move. Per item if the list is short, by volume if you are leaving a furnished place behind.

Las Vegas moves on the calendar, all at once

This is one of the highest-turnover housing markets in the country. Short leases, a large renter share, and a workforce that arrives and leaves with the hospitality cycle. The practical consequence is that leases here overwhelmingly end on the last day of the month, so the final weekend is when every tenant, every landlord and every make-ready crew in the valley wants the same thing at the same time.

Plan around it:

• Book the junk pickup a week or more before your end date, not the day before.
• Do the disposal run before the movers, not after. Movers charge by time and you do not want to pay them to carry a dead futon to the driveway.
• If you are relocating out of state, which is common in both directions here, get the leftovers gone before the truck is loaded so you are not making the keep-or-dump decision at 11pm.

What people leave behind in this market

There is a recognisable Las Vegas move-out pile, and it is shaped by the climate and the housing.

• Patio furniture. Nobody moves a sun-bleached patio set. Four or five years of UV turns resin chalky and cracks the strapping. Patio table $89, patio chair $30 each, propane grill $71, charcoal grill $59.
• The garage fridge. A second refrigerator is standard in valley homes and almost never worth moving. Standard fridge $164, mini fridge $115.
• Exercise equipment. Treadmills and home gyms bought for a spare bay and then abandoned. Treadmill $115, home gym $241.
• Mattresses. After a summer or two in a valley bedroom, most people replace rather than transport. Queen $103, king $114.
• Flat-pack furniture. Particleboard bookcases and desks that will not survive a second disassembly. Particleboard bookcase $100, desk $83.

Worked example: leaving a rental in Henderson

A couple relocating out of state, leaving behind the things that are not worth shipping: a sofa, a queen mattress and box spring set, a patio table, four patio chairs and a propane grill.

$126 + $143 + $89 + $30 + $30 + $30 + $30 + $71 = $549.

Priced by volume that load sits between a half truck at $431 and five eighths at $513, so it is worth building the list and comparing before booking. Either way the number is fixed before anyone drives out.

Deposits and walk-throughs

The thing that costs people money is not the disposal. It is leaving items behind and having the landlord charge their own removal rate against the deposit, which is invariably more than booking it yourself.

Sequence that works:

• Decide what is not moving, at least two weeks out.
• Book the pickup for the day before the cleaners.
• Photograph the empty unit when it is clear.
• Do the walk-through on a genuinely empty property.

If you are the landlord rather than the tenant and the property was abandoned with belongings still in it, check Nevada's abandoned-property notice requirements before hauling anything. That process has a waiting period and skipping it is expensive.

Access details that matter here

Three things slow down move-out pickups in this valley more than anything else.

• Gate codes. Most valley apartment complexes and a large share of the single-family subdivisions are gated. Give us the code or put us on the visitor list at booking.
• Guard-gated communities. Anthem Country Club, The Ridges, Lake Las Vegas and several Summerlin villages need the pickup called in by name.
• High-rise dock windows. Strip-adjacent towers want a reserved loading dock slot and often a certificate of insurance on file. Ask the front desk what they need and tell us when you book.

None of these change the price. They change whether the truck gets in on the first attempt.

Odd hours are fine

A lot of this market works swing and graveyard shifts. If your only free window is an evening or an early morning before a shift, say so at booking. Same-day slots carry no surcharge, and a move-out pickup is a twenty to forty minute job on site for a typical load.

What to do this week

Walk the place and list what is not coming with you. Price it per item and against the truck-fill ladder. Book for a weekday mid-month if you possibly can, because the last three days of a Las Vegas month are the tightest scheduling window in the business. Then move house without a dead sofa in the driveway.
