Check the abandoned-property step first
Before anything is hauled, if a tenant left belongings behind rather than obvious trash, work out where you stand. Nevada has a process for handling personal property left after a tenancy ends, and it involves notice and a waiting period.
Get that right. Disposing of a tenant's belongings outside the process is far more expensive than the cleanout, and it is the single most common way a routine turnover becomes a dispute. If you are not sure whether what is in the unit counts as abandoned property or as refuse, ask your attorney or your property manager before the truck is booked, not after.

Month-end is the whole problem
This is the highest-turnover housing market of its size in the country, and its leases overwhelmingly end on the last day of the month. That produces a very specific operational crunch that is worse here than almost anywhere:
- Every tenant in the valley moves out in the same 72 hours.
- Every landlord wants a junk truck in the same 72 hours.
- Every make-ready crew, carpet cleaner and painter is booked behind that junk truck.
- And the new tenant is expecting keys on the 1st.
The fix is boring and it works: book the removal in advance for your known end date rather than after you have seen the unit. If it turns out there is nothing to take, cancel. A held slot on the 31st is worth more than a perfect estimate on the 30th.
What tenants leave behind here
The valley turnover pile is recognisable, and it is shaped by climate and by how people arrive in this market.

Priced by volume that load is around three quarters of a truck at $587, which is the usual read for a furnished turnover. Either way the number is fixed before the truck is dispatched, which is what lets you schedule the make-ready behind it with confidence.
Access, and why it costs you slots here
More of this valley is gated than almost anywhere its size. Send these with the booking:
- Complex or community gate code. Most valley apartment complexes and a large share of single-family subdivisions.
- Guard-gated communities. Anthem, The Ridges, Lake Las Vegas and several Summerlin villages need the visit called in by name.
- Unit access. Lockbox code or a meeting time. For a vacant unit you do not need to be present at all.
- High-rise requirements. Strip-adjacent towers want a reserved loading dock window and often a certificate of insurance on file. Ask us for the certificate at booking.
None of this changes the price. It changes whether the truck gets in on the first attempt, and at month end a turned-away truck means the slot is gone.
HOA rules apply to your property, not your tenant

- Photograph the unit before anything is touched, with date stamps.

- Photograph the unit again once it is empty.
- Then run the walk-through.
